Fourth& was a first-of-its-kind mixed-use micro-loft condominium development in East Austin, with 130,000 gross square feet of for-sale residences and 42,000 gross square feet of flexible work and retail spaces. Ranging from 672 to 787 square feet, the building’s residential units were designed with maximum efficiency to promote sustainable urban density and green urban living in a walkable location neat bike trails and commuter rail.
Toward the inherent goals of responsible green building and innovation in green architecture with efficient building methods, panelized cold-formed steel stud wall framing and long-span composite steel floor and roof decks were chosen for their high recycled content and recyclability, as well as ease of assembly and reduced construction waste. Awarded a 5-Star Austin Energy Green Building Program rating, Fourth& is one of the city’s greenest multifamily developments. the building’s roof structure was designed to support an array of more than 600 solar panels that produce renewable power for every resident.
